The rules of flatsharing
Written lease required
Since the 2024 reform, every residential lease must be in writing. In a flatshare, it can be a single lease (signed by everyone) or individual, room by room.
Flatshare pact
A pact between flatmates can set out how rent and charges are shared, as well as joint liability when a flatmate leaves.
Capped security deposit
The security deposit is limited to 2 months' rent (down from 3 before). Its return at the end of the lease is strictly regulated.
Agency fees shared
Rental agency fees are now shared equally (50/50) between the landlord and the tenant.
